Country lanes, working acreages and morning fog in the valley, ten minutes from a flat white in Grandview.
Hazelmere is the peninsula’s countryside: acreages along quiet roads, barns and paddocks, the tall stands of Redwood Park, and a pace that has nothing to do with the city on the other side of the hill. People come for horses, for growing room, for workshops, or simply for air.
Acreage buying rewards diligence on the unglamorous things: water, septic, zoning, outbuildings, easements. We do that work as standard, on both sides of a deal.
The whole peninsula, White Rock and South Surrey together: detached benchmark $1,649,200 (−7.5% in a year), townhome $820,300 (−11.1%), condo $550,800 (−6.2%); 7.8%, 11.8% and 16.2% of listings sold in August.
What it means: 2 sales in a year is too few to call a market. Each property here trades on its own terms, and the peninsula figures above are the better guide to the direction of prices; for a particular property, ask for the comparables.

Hazelmere is the valley east of 176 Street, from 8 Avenue up to about 24 Avenue, where the Little Campbell River runs through hay fields and the roads are named for the families who farmed them. Most properties are an acre or more; many are five or ten. Horses are ordinary here, and so are workshops, greenhouses and a second house for the parents.
It is a working landscape as much as a residential one. The Agricultural Land Reserve covers a good part of the valley, which keeps it green and also sets the rules for what can be built. Redwood Park on 20 Avenue is the neighbourhood’s front garden, and the Hazelmere golf club on 8 Avenue its clubhouse.
Who thrives here: buyers who want land to use, not just to own, and who are comfortable with a well, a septic field and a longer drive to everything. Who should look elsewhere: anyone who needs to walk to a school or a shop.
Acreage is priced on what the land can do: its ALR status, its water, its zoning, its outbuildings and its proximity to 8 Avenue and the highway. Two five-acre parcels a kilometre apart can differ by a million dollars for reasons that are entirely on the public record. The board publishes no benchmark for Hazelmere and the handful of sales a year is too few to call a market, so the peninsula benchmark is the direction and each parcel is its own price. The right acreage is rare, and most of ours sell to people who told us what they were waiting for.
Redwood Park on 20 Avenue holds the peninsula’s tallest trees, the sequoias planted by the Brown brothers a century ago, with trails, a playground and a picnic meadow. The Little Campbell River runs the length of the valley, and Campbell Valley Regional Park, just over the Langley line, adds kilometres of riding and walking trails.
Hazelmere Golf and Tennis Club on 8 Avenue is the local gathering place. For groceries and the rest, Grandview Corners and Morgan Crossing are ten minutes west along 24 Avenue or 8 Avenue; the Pacific Highway border crossing at 176 Street is minutes south.
8 Avenue and 24 Avenue run west to Highway 99 and the shopping; 176 Street runs north to the Fraser Highway and south to the Pacific Highway truck crossing. There is no meaningful transit; every household drives.
Surrey Schools (District 36). Hall’s Prairie Elementary on 8 Avenue is the valley’s own school; secondary catchments run to Earl Marriott or Grandview Heights by address. The district sets catchments by address and its school locator is the ruling on any property; we confirm it on request and publish no ratings.
The well: flow, potability and the log. The septic: type, age, the last inspection and where the field sits. ALR status and any farm classification on the tax roll, which changes the taxes and the rules. Zoning for the second dwelling, the barn and the home business. Easements, rights of way and the riparian setbacks along the river. Outbuilding permits. Each is checked before you offer, on either side of the deal.
A street, a school catchment, a complex, what a particular home would sell for. Twenty years on the peninsula; a plain answer, usually the same day. The neighbourhood is already on the note.

On most acreages, yes; the number and the barn depend on the zoning and the parcel size. Equestrian properties are a real part of this market and we know which ones are set up properly.
