The newest face of South Surrey: fresh streets, walkable shopping, and the aquatic centre at the middle of it all.
Grandview is where the peninsula grows. New and near-new homes, townhome rows and low-rise condos sit within walking distance of Grandview Corners and Morgan Crossing, with the aquatic centre as the community’s front room. First-time buyers, young families and downsizers all land here, often on the same street.
Because so much of the stock is recent, small differences in builder, floor plan and strata terms carry real weight, and we walk buyers through exactly those.
The whole peninsula, White Rock and South Surrey together: detached benchmark $1,649,200 (−7.5% in a year), townhome $820,300 (−11.1%), condo $550,800 (−6.2%); 7.8%, 11.8% and 16.2% of listings sold in August.
What it means: at the year’s selling pace, about 15.9% of the townhomes for sale in Grandview Heights clear each month, which on the board’s scale (under 12% buyers’, 12 to 20% balanced, over 20% sellers’) is a balanced market. That is a balanced market: a well-priced home sells in a reasonable time without competing offers. Buyers can negotiate on condition and terms; sellers who prepare and price at the market get their number.

Grandview Heights is the volume end of the peninsula and the most walkable part of it. The plan the City of Surrey adopted for the area put homes, shops and the aquatic centre within a few blocks of each other, so a townhouse off 24 Avenue is a walk from groceries, a swim and the secondary school in a way nothing older on the peninsula manages.
The trade is that it is still being built. Streets finish in phases, the trees are young, and the next block’s designation matters more here than anywhere else in South Surrey. What is finished is finished well: Morgan Crossing and Grandview Corners carry the shopping, Edgewood and the newer elementaries take the children, and Highway 99 is minutes away for anyone commuting north.
Who thrives here: buyers who want new, warrantied and walkable, and downsizers who want a lock-and-leave home near everything. Who should look elsewhere: anyone buying for mature trees and a lot to spread out on.
Grandview trades in attached homes and newer detached on compact lots, so the townhome and condo benchmarks above describe it better than the detached one does. Two shelves run side by side: developer presales and assignments, and the first resales of homes built in the last ten years. They are priced differently and the gap between them is where the value sits. Strata documents, builder record and warranty position decide more here than street does.
The Grandview Heights Aquatic Centre on 24 Avenue is the community’s centrepiece: the 50-metre pool under the timber roof, the dive tank and the leisure pool. Around it sit the newer neighbourhood parks and the Grandview Heights Secondary fields, with Sunnyside Acres Urban Forest and the South Surrey Athletic Park a short drive west.
Grandview Corners at 24 Avenue and 160 Street carries the big-box shopping; the Shops at Morgan Crossing across the road carry the grocery, the restaurants and the cinema. Between them they cover nearly every errand within a walk or a two-minute drive.
Highway 99 runs along the west edge with interchanges at 32 Avenue and 8 Avenue, and 24 Avenue and 160 Street are the two spines. Buses run along 24 Avenue and 160 Street toward White Rock Centre, where the 351 continues to Bridgeport SkyTrain. Most households still drive.
Surrey Schools (District 36). Edgewood Elementary and Pacific Heights Elementary serve the newer streets, with Sunnyside and Morgan elementaries nearby, and Grandview Heights Secondary on 165 Street opened in 2021 to serve the area. Southridge, an independent K to 12 school, is on 160 Street. Catchments are set by the district by address and have moved as schools opened; the district’s school locator is the ruling on any specific property, and we confirm it on request. We do not publish ratings.
On attached homes: the strata’s depreciation report and contingency fund, the levy history, the builder’s record and where the 2-5-10 warranty stands. On detached: the same warranty position, the survey and the exact lot lines, which are tight here. On every address: the City’s plan for the adjoining blocks, because a quiet street today can be a six-storey block next year and that is public before you offer.
A street, a school catchment, a complex, what a particular home would sell for. Twenty years on the peninsula; a plain answer, usually the same day. The neighbourhood is already on the note.
