The penthouse market above the pier is the tightest segment on this coast: a handful of buildings, a handful of top floors, and buyers who wait years for the right one.
Ocean-view apartments trade on outlook, outdoor space and strata quality, and the difference between a good penthouse and a great one is usually in the bylaws and the roof deck, not the photographs. We track every top-floor listing between the pier and Crescent Beach, and we know the buildings from their depreciation reports up.
The board’s August read on White Rock and South Surrey condos: the condo benchmark is $550,800, down 6.2 percent on the year and up 0.7 percent on the month. 52 condos sold in August into 321 for sale, 16.2 percent of listings (11.1 percent a year ago), which the board’s scale calls a balanced market; 99 new listings came on and the median sale was $552,500.
The rest of the peninsula: the townhome benchmark is $820,300, down 11.1 percent in a year, with 11.8 percent of townhomes selling in the month; the detached benchmark $1,649,200, down 7.5 percent, with 7.8 percent of houses selling. Valley-wide it took an average 45 days to sell a house, 37 a townhome and 45 a condo; the board publishes no peninsula-only days figure.
