The corridor everything runs through, and some of the most useful value on the peninsula either side of it.
The King George Corridor carries South Surrey’s daily life: transit, shopping and the through-road to everything. Either side of it sit established townhome complexes, condos, and older homes on generous lots, an unusually wide range of ways into the area for buyers watching their budget.
Value along a working corridor is about position: which complexes are set back quiet, which streets feel residential five minutes from the noise. We know them house by house.
The whole peninsula, White Rock and South Surrey together: detached benchmark $1,649,200 (−7.5% in a year), townhome $820,300 (−11.1%), condo $550,800 (−6.2%); 7.8%, 11.8% and 16.2% of listings sold in August.
What it means: at the year’s selling pace, about 12.8% of the condos for sale in King George Corridor clear each month, which on the board’s scale (under 12% buyers’, 12 to 20% balanced, over 20% sellers’) is a balanced market. That is a balanced market: a well-priced home sells in a reasonable time without competing offers. Buyers can negotiate on condition and terms; sellers who prepare and price at the market get their number.

King George Boulevard runs from the border at 8 Avenue north past 32 Avenue, and the corridor is the band of neighbourhoods on both sides of it. It is the most connected address on the peninsula: Semiahmoo Shopping Centre, the White Rock Centre bus exchange, Peace Arch Hospital and the highway are all on or beside it.
The housing is the widest mix in South Surrey: 1980s and 90s townhome complexes with mature landscaping, newer condo buildings near the shopping centre, and older houses on big lots on the side streets, many of them now carrying suites or awaiting a rebuild. The street you choose sets the experience: a block off the boulevard is quiet; on it, you hear the traffic.
Who thrives here: buyers who want to be near transit and the shops without the White Rock hillside price, and investors who understand the older lots. Who should look elsewhere: anyone for whom a quiet street is the first requirement.
The corridor is the peninsula’s entry market and its most liquid. The townhome and condo benchmarks above are the right lens for most of it; the detached benchmark applies to the side-street houses, where lot size and rebuild potential drive the price more than the house does. Position is the whole game: two townhomes from the same complex can differ meaningfully by which side of the complex they sit on. We are candid about which listings earn their price.
The Semiahmoo Trail runs through the corridor’s west side, Sunnyside Acres Urban Forest sits at 24 Avenue and 144 Street, and the South Surrey Athletic Park and recreation centre at 148 Street and 20 Avenue carry the fields, the arena and the pool. Bakerview Park is the corridor’s own green space near 16 Avenue.
Semiahmoo Shopping Centre at 152 Street and 16 Avenue is the peninsula’s main mall, with the White Rock Centre bus exchange beside it. Peninsula Village at 152 Street and 24 Avenue carries a second grocery and the everyday shops. Peace Arch Hospital is at the corridor’s south end in White Rock.
King George Boulevard is the through-road, and Highway 99 is reached where the two meet near 32 Avenue, or at 8 Avenue to the south. From White Rock Centre the 351 runs express to Bridgeport SkyTrain and the 321 runs up King George to Surrey Central; local routes cover 152 Street and 24 Avenue.
Surrey Schools (District 36). Elementary schools along the corridor include Semiahmoo Trail, Jessie Lee, H.T. Thrift and Peace Arch, and the two secondaries are Earl Marriott on 16 Avenue and Semiahmoo Secondary on 148 Street, which carries the International Baccalaureate programme. Catchments are set by the district by address, and the boulevard itself is a boundary for some grades; the district’s school locator is the ruling on any property, and we confirm it on request. No ratings.
On townhomes and condos: the depreciation report, the contingency fund, the levy history and the age of the roof and envelope, because the corridor’s complexes are old enough for both to matter. On the older houses: the zoning and the realistic rebuild, the suite’s status with the City, and the traffic exposure by time of day. On everything: what the City’s plan says the boulevard frontage will become.
A street, a school catchment, a complex, what a particular home would sell for. Twenty years on the peninsula; a plain answer, usually the same day. The neighbourhood is already on the note.
