Investments That Will Increase your Property Value this Fall: Paint and Flooring

As we mentioned last week, we will be focusing on what you can do to increase the chances of selling your home quicker and for a price closer to what you are hoping for. This week, our focus is on paint and flooring.

This is a project you should take on for sure if you’re getting ready to sell. Adding a new coat of paint will hide regular wear and tear and brighten the whole home up. You should pick a neutral colour throughout and be sure to add a few extra coats of paint if you’re using white so that it finishes properly. If you have not painted in a while, you may also want to consider adding a fresh coat of white paint to the ceilings. this can also go a long way in freshening your space up.

If you want to increase your property value, you should really be looking at the flooring throughout your home. Rooms with carpeting should be assessed for stains and better yet, it would be a great time to replace it or upgrade to hardwood or laminate flooring. Old and dirty carpets are a reno project worth doing, as many buyers are looking at the flooring and deciding if they need to replace it when they move in. One of the types of flooring that is most likely to impress buyers is heated floors in your bathroom. Radiant flooring is a must have for many new buyers so this would be a great addition. On the plus side, you would get to enjoy the benefits while selling!
